First Impressions Count

First impressions count so they say and not a truer word can be said for selling your property. One of the key areas that could need your attention is the front garden which can make a vast difference to the overall appearance and appeal of your home.  At this time of year it is perfect timing to brighten up your front garden with hanging baskets window boxes troughs and tubs planted with colourful plants. 

You may not be in to the hassle of maintaining a pristine front lawn but there are low maintenance alternatives that can still achieve the same effect and improvement to that first view of your property.
A bit of a spruce up
Using slate chips, gravel or pebbles, all readily available from garden centres, offer a low cost option with a maximum effect. Increasing expenditure could be block paving slabs which can be hosed down. Mix in a few flowerbeds and there you go a stunning easy to maintain front garden.
On the other hand
In some areas where parking is at a premium or in short supply using your front garden as off street parking can be an attractive addition to the selling process of your property, but you will need to consider the cost of planning permission which may be required.  If you need a dropped kerb this will be two separate applications to the council and two separate costs.
 One could argue that while off street parking could add value it could be perceived as not environmentally friendly  as plants encourage wildlife and natural surfaces such as grass and soil encourage water to drain away quickly helping to prevent flooding.
So many choices to make that first impression of your property stunning, however consider what you do is in keeping with the exterior of your home. Ultra modern for example may not sit well with a cottage and it also needs to suit you and how you view a garden. If you hate gardening then low maintenance with maximum effect is probably the way to go. 
Down in value!
Increasingly potential home buyers have to find more capital to buy as house prices rise faster than the market valuation of a property.
And this means?
When a surveyor values a property at less than the purchase price this means that as a potential homebuyer you are faced with a cash shortfall if you want that property. .
The impact of this is that you will either have to put more money into the purchase or you could end up paying a higher mortgage rate because of the effect the devaluation has on the loan to value. 
It is possible that you could renegotiate the price or you even consider challenging the valuation. However not all lenders will deal with all appeals.  You could apply again as there can be some subjectivity and a different surveyor with a different lender may come up with a more suitable valuation.

A Burst of Springtime

Seaford is a very convenient stop off point if you are travelling to the continent using the ferry terminal at Newhaven being only a stone’s throw away from Seaford. It’s a great place to have a break away.

If you like fresh sea air and to be out and about in the springtime there are plenty of things to stimulate all tastes:

Seaford is charming sedate and quirky and sparkles in the sun with quaint little shops, a host of antique shops and a traditional tearoom with wooden beams and pink and white check tablecloths. Seaford oozes friendly ambience and feel at ease atmosphere.

For joggers, walkers, dog walkers, old and young Seaford’s seafront promenade stretches for over one and half miles enticing and inviting you to enjoy it’s ambiance and tranquillity. 
The beach has its own volunteer lifeguards to keep Seaford Bay free from danger and prevent loss of life through drowning.
As Seaford burst into springtime it boasts a myriad of activities including:

Culture or Nature Seaford has it all
Seaford has its own museum located in a Martello Tower located on the seafront and is one of few such towers open to the public in the country.
The town in days gone by had excellent beaches, but in the early 20th century a large breakwater was constructed at Newhaven harbour and the harbour entrance was regularly dredged which cut off the supply of fresh sand to the beach.  In 1987 a massive beach replenishment operation was carried out and about 1 million tonnes of material was dredged from sandbanks out at sea and deposited on the shore.

While bluebells jingle and crocuses and snowdrops welcome springtime make a point of visiting this quaint coastal town of Seaford with its pleasing mix of architecture, local nature reserve and quirky shops.

Dancing on Ice

Buying your first home together, filled with romance and belief that this is the way to show your commitment to each other, however research suggests that this tinted glasses approach could be leaving them financially vulnerable if the relationship was to run into trouble.

It is known that a very high percentage do not discuss who is entitled to what if the relationship was to break down and the vast majority have never heard of cohabitation agreements and that they could protect money that had invested in a property.
Double axle
Three are basically two ways in which a property can be split between a couple.
Joint tenancy
The most common when a married or cohabiting couple own a property is described as joint tenancy.
In essence the couple own 100 per cent of the property together.  Most opt for joint tenancy because they don’t know that they can divide ownership and wrongly believe they both own a 50 per cent share of the property.  Secondly some couples are aware they can divide ownership of the property but don’t want to and is common among married couples, they do not want to acknowledge that possibly in the future they may divorce.
In the event of divorce the Courts decision considers in the main if there are children involved and the age of the children is under 18. This could result in the property being awarded to the wife and the husband paying to keep the roof over their heads in the form of maintenance payments. If there is no children involved then the courts try to split the assets in as fair as way as possible.
Another issue with joint tenancies is that because both parties own 100 per cent of the property either can put the property up for sale at any time.
Tenancy in common
An agreement entered into by a couple or several individuals and this agreement clearly states the share of the property that each individual owns.  These have been available to homeowners for many years but are less common that joint tenancies despite the increase in cohabiting couples and friends buying together.
A tenancy in common agreement typically splits the share of the property 50/50 unless requested otherwise. There is a greater flexibility with this type of tenancy in that the amount of the property that each owns can be defined by the amount of money that each puts in at outset or by the percentage of the mortgage they pay each month.
It is also not possible for one partner to sell the property without the agreement of the other under a common tenancy.
An Outside Edge
A declaration of Trust or Cohabitation agreement is a further way to avoid unnecessary litigation if there is a break up but worth noting it is only used in combination with a tenant in common or joint tenancy agreement.
