It’s off to work we go

Having now returned from the seasons break feeling fully revitalised and ready for 2013 for David Jordan Estate Agents it’s off to work ensuring we provide you with our very best advice and support in 2013 whatever your goals, be they buying selling or letting.

In the last couple of blogs we have meandered through some aspect about how best to get your property in top notch condition ready to sell. In this blog we take a peek at the exciting part, arranging viewings of your property.
Trip the light fantastic
You’re ready to dip your toe in the water and trip the light fantastic with David Jordan Estate Agents. Imminently we will be there to put one of our ’For Sale’ boards up’, a sure sign it really is starting to happen. All your property details will be uploaded to our new dynamic website and off we go.
So what’s involved in a viewing?
Many people consider that they feel they know their homes better than an estate agent. While this may be true in essence that you have an intimate knowledge of your property, as a seller you are actually paying an estate agent to sell your property so it does make sense to take advantage of that service
At David Jordan Estate Agents as part of our complete professional service we of course offer accompanied viewings and we at David Jordan Estate Agents believe there are good reasons to use our accompanied viewings service:
David Jordan Estate Agents suggest that if we accompany a potential buyer we are far less likely to take around speculative buyers only:
  • We can deal with awkward questions.
  • We will have an instant idea of whether there is a genuine buyer interest and can pursue this, possibly before the buyer looks at other properties.
  • Accompanied buyers have normally been pre-qualified before viewing.
Back to basics before the viewing
Good show home condition is the name of the game. Properties that are clean and uncluttered can increase your chances of a sale before a potential buyer has walked through the door.
Simple things like de-cluttering and de-personalising allow the buyer to imagine themselves living in your home.  If you need advice or help in this area David Jordan Estate Agents is the first port of call
David Jordan Estate Agents and their professional team are available at any time to discuss in more detail any aspect of the viewing process and increasing your chances that potential buyers want to buy your property.

New Years Resolution - Ready to Sell

The New Year is once again upon us and it’s time to turn those plans into actions and make them reality.  Over the past few blogs we have taken a brief view of some of the many stages in house buying, things to consider and most recently how you can give your property the wow factor.

David Jordan Estate Agents are always on hand to advise on any ideas or proposals you have to get your property up to scratch to achieve the best possible price for your property.
Deal or no Deal
When it comes to getting the most for your property don’t forget that what is appealing to one person can be a no no to the next. David Jordan Estate Agents suggests that of the many home improvements mistakes that affects saleability and value in the minds of buyers, the following are the top of the tree as deal-breakers and top turn offs for buyers;
  • Pebbledash – it looks in keeping on a 1930s semi-detached house but to add it to a property of any other age or style can significantly detract from its value.
  • Stone Cladding – Fits for properties in remote or semi-rural locations where the other houses are naturally clad in local stone but a pricing issue if put in an urban setting.
  • Vivid paint colours – while bright red masonary paint looked like a good idea at the time most people do not want to buy a house that stands out so loudly.  If you need to paint your home and you are thinking of selling choose a pale colour and the right paint for the appropriate surface.
  • Wood Chip – wall coverings have improved considerably since the 1970’s , if there is woodchip it may be prudent to strip it off and repaint the surface with a neutral shade.
  • Artex ceilings – again a 1970’s trend that can easily be rectified by a skim over with plaster and repainted.
David Jordan Estate Agents and their professional team are available at any time to discuss in more detail creating the ideal vision for potential buyers to want to buy your property.
